Homestead Benefit & Senior Freeze

Homestead Benefit

NJ's Homestead Benefit program provides property tax relief to eligible homeowners. For most, the benefit is distributed to your municipality in the form of a credit, which reduces the resident's property taxes.

Homestead credits have been rescinded by the state of New Jersey and placed into reserve. It is uncertain at this time if any Homestead credits will be applied in the 2020 tax year.

Updates will be posted when available at the state website

2019 Senior Freeze Applications

The Senior Freeze Program reimburses eligible senior citizens and disabled persons for property tax or mobile home park site fee increases on their principal residence.  A senior will get the difference between their base year (first year of eligibility) property tax amount and the current year property tax amount, as long as the current year is higher than the base year.

To qualify, the resident must meet all the eligibility requirements for each year from the base year through the application year.  The current application year is 2019.

Applications are scheduled to be mailed beginning in mid-February and they are typically mailed to the resident's prior year address. If you do not receive your booklet by early March, contact the Senior Freeze Property Tax Reimbursement Information Line for assistance at 1-800-882-6597.

The US Postal Service does not forward application booklets.

The deadline for homeowners to file their 2019 Senior Freeze (Property Tax Reimbursement, or PTR) Application is November 2, 2020.
